For sale by owner, in Alberta
Sell your house without a realtor.
A private sale, from listing to signed agreement. You set the price, you decide which offer to take, and you settle every term with the buyer yourself — price, deposit, possession date, conditions, and inclusions.
List day to possession day
The whole sale, in the order it happens.
Six stages. You make every decision in all six, and the only one with a cost attached is the last.
- Step 1 — Listing day
You submit it, we review it
About ten minutes: photos, your own asking price, the details buyers ask about, and the Platform Agreement. It publishes once it passes our quality review. We do not suggest a price — that judgment is yours, or one for a professional you choose to hire.
- Step 2 — Showings
Buyers book the times you opened
You publish your availability and identity-verified buyers book from it — no calls to arrange around an agent's calendar. Their questions come to you in the listing's message thread, and you answer as the person who has lived there.
- Step 3 — Offers arrive
Every offer on the same form
Buyers enter each term and the offer is assembled from what they entered, so two offers are comparable line for line — not one email and one phone call relayed to you second-hand. You are told as each one lands.
- Step 4 — Negotiation
Counter as many rounds as it takes
Accept, counter, or decline each offer. When you counter, the buyer sees exactly which terms moved. Every round is written to a permanent record in the order it happened, so nothing is remembered differently later.
- Step 5 — Acceptance
Agreement first, signature second
Nothing goes out for signing until every term is settled, so by the time the document reaches DocuSign there is nothing left in it to discover. Both sides sign the same terms, in the same words, in the same round.
- Step 6 — Conditions and closing
Your lawyer takes it from here
Any conditions run for the window written into the offer. The deposit sits in a lawyer's trust account, never with us, and your lawyer receives the signed agreement, its DocuSign certificate, and a round-by-round summary. The platform fee is payable on completion.
Before you list
Four things worth knowing now, not at offer stage.
These are the questions every private seller reaches eventually. Two of them are the reasons people hesitate, and both have straight answers.
No, your home will not be on MLS® or Realtor.ca
Both require a licensed member brokerage, and RealEasy is a technology platform rather than a brokerage. Your listing lives on RealEasy, where Alberta buyers browse, filter, and save searches that alert them when a new match publishes.
The rest of your reach is the yard sign, your own link, and the people you send it to — which is how private sales have always found their buyer.
A buyer may bring an agent. Nothing leaves your proceeds for them
Conventionally a buyer's agent is paid from the seller's commission. There is no seller-side commission on a RealEasy sale, so there is nothing here for one to be paid from, and no split comes off your proceeds automatically.
If a buyer asks you to contribute to their representation, that is a term in their offer like any other — yours to accept, counter, or decline.
You are not drafting a contract from a blank page
Each side enters its terms on a structured form and the offer is assembled from those entries. What you negotiate is the substance — price, deposit, possession date, conditions, and inclusions — not the wording around it.
Your lawyer receives the signed agreement, its certificate of completion, and a round-by-round summary of how the terms got there. One file, not a folder of forwarded emails.
We never hold a dollar of the sale
The deposit goes to a lawyer's trust account. RealEasy has no trust account and no payment processor, and money never moves through the platform.
The platform technology fee is a flat amount set from your list price, fixed when you accept an offer, and payable only if the sale completes. It is never a percentage and never a claim on your proceeds.
Alberta has no cooling-off period on a real estate sale
What you market with
A sign in the yard, and a link you can send to anyone.
A sign is still one of the strongest sources of local buyers for a private sale — the people who already want to live on your street drive past it. We provide one, and the code on it opens your listing.

- The sign, with your listing behind the codeNo phone number to answer at dinner time. The scan does the qualifying, and whoever knocks has already seen the price.
- A listing page you can send anywhereText it, post it to a neighbourhood group, or send it to the coworker who mentioned they were looking. It is the same page a buyer offers from.
- Search and saved-search alerts on RealEasyBuyers filter by city, price, beds, and baths, and the ones with a saved search matching your home are told when it publishes.
