Deal directly with the person selling.

Browse Alberta listings, submit an offer on a structured form, and settle every term yourself — price, deposit, possession date, conditions, and inclusions — with every round of the negotiation written down as it happens.

Listing to signature, from your side

Four steps, and no one between you and the seller.

You are talking to the owner, not to a listing agent relaying messages. What you send is what they read.

Step 1Find it

Every available listing, shown to every buyer.

Nothing is ranked, held back, or surfaced early based on what it pays anyone. Filter by city, price, beds, and baths, save a search, and get told when something new matches it.

Set up a saved search
The browse screen: a searchable grid of Alberta listings with price, price per square foot, address, and bed and bath counts.
The whole published market, filtered by you and nobody else.

App screens show sample data. The properties, prices, and people are illustrative, and nothing shown is for sale.

Step 2See it

Book a showing from the seller’s own availability.

Pick a slot the owner has opened, and ask them your questions in the listing’s message thread. The person answering is the person who has lived there.

Step 3Offer and negotiate

A form, not an email you hope lands right.

You enter each term and the offer is assembled from what you entered — price, deposit, possession date, conditions, and inclusions. When a counter comes back, you see exactly which terms moved and which conditions changed.

Every round is preserved in order, so nothing gets lost, overwritten, or remembered differently later.

A buyer's offer screen at round two: the seller's $740,000 counter beside the buyer's $725,000, with each term that changed.
Round two, from the buyer's side: what the seller changed, by how much, and how long there is to answer.

App screens show sample data. The properties, prices, and people are illustrative, and nothing shown is for sale.

Step 4Sign and close

Agreement first. Signature second.

Both sides settle every term before anything goes out for signing, so by the time the document reaches DocuSign there is nothing left in it to discover. You and the seller are reading the same terms, in the same words, in the same round.

Your deposit

It goes to a lawyer’s trust account, never to RealEasy. We have no checkout and no payment processor, and money never moves through the platform.

What your lawyer receives

The signed agreement, its DocuSign certificate of completion, and a round-by-round summary of the negotiation — one file, not a folder of emails.

Why buy here

Five things a buyer gets on RealEasy.

None of them are favours. They follow from the seller not paying a commission on this sale.

You see everything

Every published, available listing is visible to every buyer. Nothing is filtered based on what it pays anyone.

No commission is priced into the deal

The seller isn't funding a buyer-side commission out of this sale, so the number you negotiate is the number — not a figure with someone else's fee built into it. What any individual seller will accept is between you and them.

You negotiate the actual terms

Not just price. Possession date, conditions, inclusions, and deposit — all of it, directly, with every round recorded.

You know who you're dealing with

Every seller is identity-verified before they can list, and every listing passes a quality review before it publishes.

Nothing is signed until everything is agreed

The clean final offer workflow means no surprises between the handshake and the signature.

What it costs you

RealEasy charges buyers nothing.

There is no buyer fee of any kind — not to browse, not to message a seller, not to submit an offer, and not on completion. You will still have the usual third-party costs of any Alberta purchase, and they are worth budgeting for now rather than at offer stage.

Paid to RealEasy

$0

The seller pays a flat platform technology fee when their sale completes. You pay us nothing, ever.

Paid to other people, as in any purchase

  • Your own lawyerReviews your contract, holds your deposit in trust, and closes the purchase.
  • Whatever your lender requiresAppraisals and lender conditions are between you and your lender.
  • An inspection, if you choose oneYour call, and a condition you can write into your offer.
  • Your own agent, if you want oneOptional, and paid by you rather than out of the sale — see below.

Before you make an offer

Two things most buyers don't expect.

Both are better read now than discovered at offer stage.

Representation

You can have your own agent — you just pay for them

Conventionally a buyer’s agent is paid out of the seller’s commission. There is no seller-side commission on RealEasy, so there is nothing to pay them from.

If you choose to be represented, that is your own agreement with your own agent, on your own dime. Most buyers here deal with the seller directly and don’t carry that cost at all.

Worth knowing

Get your own legal advice before you are bound

Have a qualified Alberta real estate lawyer review your contract before you sign it. Alberta law provides no cooling-off period for real estate purchases, so a signed agreement is binding from the moment it is complete.

RealEasy is a technology platform, not a brokerage, and gives no legal or real estate advice. Conditions — financing, inspection, and anything else you need — are terms you write into your offer.

Start with the listings. It costs you nothing.
