The fee schedule
Every band, in full. Nothing behind a form.
What a private sale — for sale by owner — costs on RealEasy when it completes: one flat platform technology fee determined by your list price, plus GST. Put your price in and your band lights up.

A commission would be 8.4× the platform fee, for the same completed sale.
How this is calculated. The comparison figure uses a commission structure of 7% on the first $100,000 and 3% on the balance, a structure commonly quoted in Alberta. Real estate commissions are negotiable and vary by brokerage and listing agreement — your actual figure may differ. RealEasy's platform technology fee is the flat amount shown for your price band, plus GST, payable only on a completed sale. Listing is free. This estimate is for illustration and is not financial or legal advice.
How the fee behaves
Six things that stay true of your number.
A fixed amount from the Fee Schedule, set from your list price before your listing publishes.
Set before you list
Your fee comes from your list price before your listing publishes, and fixes at your list price when an offer is accepted. You know the number from day one.
It follows your list price, never your sale price
Sell above asking, win a bidding war, and it does not move. It applies only to a sale to a buyer whose offer you accepted through RealEasy — sell to anyone else, by any means, and nothing is owed.
Free to list
No listing fee, no monthly fee, and no setup fee.
Owed only on a completed sale
It becomes a debt when your sale completes, and it's due within five business days after that. If your home does not sell, or the deal collapses before completion, nothing is ever owed.
It is not a claim on your proceeds
It is not a claim on your sale proceeds — RealEasy has no interest in, and no charge against, the money from your sale. It is an ordinary debt for software you used — owed by you, not carved out of your transaction. Most sellers direct their lawyer to pay it on their behalf, and we provide a standard direction for that.
No money moves through RealEasy
We have no checkout and no payment processor. Deposits go to a lawyer's trust account. Funds never touch our platform.
Two things that are not our fee.
Both come up often enough to say plainly, because neither one is money you pay us.
GST applies on top
Every amount in the schedule is quoted before GST, which is added to the platform fee and remitted, not kept.
A buyer’s agent commission is not yours to pay
A buyer is free to hire their own agent, and some will. On RealEasy that is an arrangement between the buyer and that agent, and the buyer pays for it.
Your sale does not fund a buyer-side commission, and there is no co-operating brokerage split coming out of your proceeds. It is not a fee we waive for you. It was never yours.
Why it isn’t a percentage
Percentage fees date from an era when access to listings was the scarce thing. It isn’t anymore.
A percentage charges you for the value of your home rather than the service you received — and it means the better your home does, the more you pay for identical work.
We priced by band instead, so the number is knowable in advance, and so lower-value properties aren’t squeezed out by minimums that make them unprofitable to list.
See how a sale runs end to endRealEasy is a technology platform, not a real estate brokerage. We provide no legal advice — consult a qualified Alberta real estate lawyer about your sale and the documents you sign.
If you change your list price before an offer is accepted, the fee tracks the new price and can move you into another band, up or down, without any further execution of the Platform Agreement.
