Nature of Services

RealEasy provides digital tools and software infrastructure: document generation, communication, workflow management, electronic signature integration, and document storage. We do not act as an agent, broker, or advisor in any transaction.

Obtain independent legal, financial, and real estate advice before making transaction decisions.

Section 02

No Valuation or Pricing Advice

RealEasy does not tell you what your property is worth or what to list it for. We do not provide valuations, appraisals, comparative market analyses, comparable sales for the purpose of pricing, or any opinion or estimate of value. We do not advise on the price at which to accept an offer.

Pricing decisions are yours. If you want a professional opinion of value, engage an appraiser who is a member of the Appraisal Institute of Canada, the Alberta Assessors' Association, or the Canadian National Association of Real Estate Appraisers.

Section 03

Platform Fees

Listing on RealEasy is free. RealEasy charges a platform technology fee to a seller whose sale completes under a purchase agreement signed through the Platform. That fee is created by a separate Platform Agreement the seller signs before their listing is published, which states what the fee is and when it is owed, and nothing is owing unless and until a sale actually completes. The fee is exclusive of GST, which the seller pays in addition at the applicable rate.

The fee is charged for technology services and is not a commission for real estate services.

Any savings comparison shown on the Platform is illustrative only and is not financial advice. It is based on typical Alberta commission structures; actual commissions vary by listing agreement.

Section 04

Transactions

4.1 Binding Nature

A digital offer, once submitted and accepted, is a legally binding contract under Alberta law. This is general information and not legal advice. Obtain independent legal advice before submitting or accepting an offer.

4.2 No Cooling-Off Period

Alberta law provides no cooling-off period for real estate purchases. Once an offer is accepted the contract is immediately binding, so any protective conditions must be included in the offer itself.

4.3 Generated Documents

Purchase contracts generated on the Platform are assembled from the terms the parties enter. They are not Alberta Real Estate Association forms, and RealEasy is not affiliated with AREA, RECA, or any real estate board. They have not been prepared or reviewed by a lawyer for either party, they may not address every situation, and a review by a qualified Alberta real estate lawyer is recommended.

Section 05

Deposits and Payments

Deposits are payable to a lawyer's trust account on the terms your accepted offer states. If the offer states a deadline for the deposit, that deadline applies; the Platform does not supply one. RealEasy does not receive, hold, or administer deposits or closing funds. Failure to provide the deposit on the terms of the accepted offer may be a breach of contract.

All deposit and closing arrangements are between the transaction parties and their lawyers.

Section 06

Regulatory Position

RealEasy operates as a technology services company providing software to people selling their own property in Alberta. In doing so, RealEasy does not represent any party, does not advise on price or terms, does not negotiate for any party, does not solicit buyers or show property, and does not hold funds.

Under the Real Estate Act (Alberta), a person selling their own property does not require a licence. Users of the Platform sell their own property. Users remain responsible for compliance with the laws that apply to them.

Section 07

Limitation of Liability

RealEasy provides technology tools only. We disclaim liability for:

• The outcome of any real estate transaction
• The condition of any property
• Decisions or negotiations by any user, including pricing decisions
• Failures of third-party services
• Market conditions or price changes
• A user's own legal or regulatory compliance

Users transact at their own risk and are responsible for obtaining appropriate professional advice.

Nothing in this disclaimer limits liability for fraud, for fraudulent misrepresentation, or for any liability that cannot be limited or excluded at law. The limits and exclusions in RealEasy's Terms of Use apply in addition to this section.
